The home inspector shall observe:

• roof coverings
• roof drainage systems
• flashings
• sky lights, chimneys and roof penetrations
• signs of leaks or abnormal condensation on building components

The home inspector shall also:

• describe the type of roof covering materials
• report the methods used to observe the roofing
